DPR converted two existing shipping warehouses to state-of-the-art cGMP manufacturing facilities for Lyell Immunopharma. The project included laboratories, office, collaboration, and manufacturing spaces which support immunotherapy for cancer.

Facility
The warehouse to lab/office conversion totaled approximately 72,518 sq. ft. and included a 44,718-sq.-ft. laboratory and manufacturing facility which supports immunotherapy for cancer. Also included in the project was a 27,800-sq.-ft. area that supported administrative space in a modern, open-office format.
The conversion required significant demolition. To complete this project, DPR played an intrinsic role which required a seasoned team experienced in cGMP single-use cell and gene therapy facilities.
The project was delivered ahead of schedule. DPR used resources appropriately, during a pandemic with supply and resource constraints. We were able to start up operations and produce IND (investigational new drug) supporting materials within months of facility turnover, which is remarkable – I haven’t experienced anywhere else.

Interstitial Space
Though this project technically is a one-story warehouse building, the space also included the buildout of a new, structural mezzanine for all MEP (Mechanical, Electrical, and Plumbing) systems, in lieu of rooftop units, for easier accessibility, maintenance, and protection from the elements.
