23 Springs Reshapes the Skyline of Uptown Dallas

23 Springs Office Building | Dallas, TX

23 Springs is a striking new Class-AA, LEED® Gold office building situated on 2.6 acres in urban Uptown Dallas. Before the project could get started, DPR demolished the existing apartment buildings on the site. The project then required deep excavation with 70-foot below-grade retention systems on all seven sides of the unique polygon-shaped footprint. The project is comprised of a 614,334‑sq.-ft., seven‑level below‑grade parking garage with 1,582 spaces, along with a 642,195‑sq.-ft., 26‑story core‑and‑shell tower. The project can now be recognized by its iconic X-columns, which were self-performed by DPR Concrete.

Overcoming Challenges

Zero Laydown Footprint

The first challenge the 23 Springs team had to navigate was a zero laydown footprint due to a shared wall with an adjacent development, requiring just-in-time concrete delivery and placement via three placing booms.

A Structural Feat

While the X-columns are iconic, they came with their own structural challenges to plan for. The leaning columns were unsupported from below until convergence, requiring a unique reshoring system to carry suspended loads.

The Final Product

After navigating the challenges of the tight site, structural gravity systems, and close coordination of concrete, the finished product is a striking fixture of Uptown Dallas.
