As the anchor of a broader health and wellness campus, the AdventHealth Lenexa City Center Hospital delivers whole-person care while integrating seamlessly into the walkable, mixed-use Lenexa City Center.

About The Project

The AdventHealth Lenexa City Center Hospital is a new 244,000-sq.-ft. hospital and emergency department, featuring a six-level tower with 187,992 sq. ft. of finished space and 56,561 sq. ft. shelled for future expansion.

The facility includes 36 finished med/surg rooms, eight ICU rooms and shelled space for 50 additional med/surg beds. Diagnostic and treatment services encompass four operating rooms (with four shelled), 14 prep/recovery rooms, a cath lab, endoscopy, a cardiopulmonary suite and an infusion center. Additional amenities include a chapel, administrative offices, a training and conference center and a central energy plant. The hospital connects to a two-level clinic shell and an adjacent medical office building, with 243 surface and underground parking spaces.

Construction features include a cast-in-place concrete structure, precast parking garage, curtainwall, masonry and metal panel envelope, complemented by new hardscaping and landscaping. A significant focus was also placed on prefabrication. Key prefabricated elements included 44 patient headwalls, 44 multi-trade racks, a unitized curtain wall system and a precast parking garage. These elements reduced onsite congestion and improved installation speed and quality control. The result is a high-performing, patient-centered facility that reflects AdventHealth’s mission and sets a new benchmark for suburban healthcare design and construction excellence.

New to Blue Program

We introduced a “New to Blue” program, designed to support new employees during their first six months. Team members wear a distinctive blue vest, signaling their newcomer status and encouraging one-on-one engagements with experienced staff. These interactions fostered relationship-building, provided mentorship and reinforced our safety culture from day one.

Early Onboarding of Key Trades

A critical factor in our success was the early onboarding of our mechanical, electrical, plumbing and fire suppression trade partners. Engaging them during the design development (DD) phase allowed us to begin Building Information Modeling (BIM) coordination in parallel with the design team.

This early collaboration helped identify complex above-ceiling coordination zones and enabled the team to develop alternate routing solutions. The design team then incorporated these solutions directly into the construction documents, which improved constructability and sequencing during the build.

Proactive Schedule Management

The project team implemented an early release strategy for mechanical, electrical and plumbing (MEP) equipment. By working with vendors early, the team created a procurement log that tracked lead times and jobsite delivery requirements. This allowed us to lock in pricing, mitigate escalation risks and maintain schedule integrity. When an electrical vendor experienced delays in delivering panelboards and automatic transfer switches (ATS) units, our early procurement strategy enabled us to adapt by using permanent building systems for temporary heating, ventilation and air conditioning (HVAC).

Streamlining Approvals Through Prefab

Our prefabrication approach reduced the amount of time needed for inspections with local Authorities Having Jurisdiction (AHJs). Engineering judgements for prefab elements, such as the multi-trade racks, were submitted prior to inspections, minimizing the amount of review necessary on site.
