United Surgical Partners (USPI) is a prominent leader in ambulatory care and has joined forces with Tenet Health to create the nation’s largest ambulatory surgery provider. This four-story, cast-in-place structure includes a medical office building (54,000 sq. ft.) and adjacent four level parking garage. (71,000 sq. ft.). The building will include metal panels, window walls and custom canopies, sunshades and louvers. |

Project Scope
An existing multi-story structure had to be demolished and abatement efforts were performed prior to the start of demolition. Due to the weight of the building, and its proximity to the Intracoastal Waterway, soil improvements will be necessary prior to the start of construction.
Level 1: 9,496 sq. ft. Lobby, café, reception, imaging (including MRI)
Level 2: 12,738 sq. ft. Physical therapy and support spaces
Level 3: 15,479 sq. ft. Exam rooms, X-ray, support spaces
Level 4: 16,168 sq. ft. Ambulatory surgery center (4 OR’s, 4 Pre-Op & 10 Post-Op) along with required support spaces.
Parking Garage: 147 spaces
The design team is planning for the structures to accommodate future vertical expansion.
