Medical Office Building (MOB) at a Tight Urban Core Site

This four-story, cast-in-place structure included a medical office building (55,000-sq.-ft.) and adjacent four level parking garage (64,000-sq.-ft.). The building included metal panels, window walls and custom canopies, sunshades and louvers.

Project Scope

This four-story, cast-in-place structure included a medical office building (55,000-sq.-ft.) and adjacent four level parking garage (64,000-sq.-ft.). The building included metal panels, window walls and custom canopies, sunshades and louvers.

The site had an existing multi-story structure that was demolished and abated efforts that were completed prior to the start of demolition. Due to the weight of the building, and its proximity to the Intracoastal Waterway, soil improvements were necessary prior to the start of construction.

  • Level 1: 10,412-sq.-ft. Lobby, café, reception, imaging (including MRI)
  • Level 2: 12,808-sq.-ft. Physical therapy and support spaces
  • Level 3: 15,513-sq.-ft. Exam rooms, X-ray, support spaces
  • Level 4: 16,304-sq.-ft. Ambulatory surgery center (4 OR’s, 4 Pre-Op & 10 Post-Op) along with required support spaces
  • Parking Garage: 147 spaces

The design team planned the structures to accommodate for future vertical expansion. USPI partnered with HSS (Hospital for Special Surgery) on this project.

Strategies to Complete

HSS's Goals

DPR was committed to achieving the expected turnover date and, among others, approached the following strategies to make sure the client's goals were met:

  • Procured Two Layout Crews for the Drywall – this facilitated MEP trades getting risers/duct shafts up through the building earlier allowing the drywall team to be more efficient coming through the building and closing walls – it provided an early start to the finishes team and assisted with buffer time for the high end finishes required throughout.
  • Tight Urban Core Site – worked with FPL to cantilever the power lines away from the building for a 3 month period to complete the structure – this was much less costly than having the owner pay to put the lines for the entire block underground which was FPL’s initial recommendation.
  • Leveraged Our In-House VDC & Technology Team - laser scanned elevator shafts after each pour to ensure we maintained layout and could confirm shaft integrity without rework affecting the schedule.
