DPR Construction partnered with a medical device company for the renovation and buildout of an existing 80,000 sq.-ft., 2-story office and lab building and select frontage improvements. Level 1 was converted into a warehouse with CDA tank, hardware labs, and a catering kitchen, with Level 2 housing wet labs. The team worked closely with the client and design team to come up with innovative ideas to help resolve unforeseen challenges completing the project on time and on budget.

the Project

Upon award, DPR's project team worked diligently with the client to align project goals with the initial budget. By engaging our SPW teams early, we were able to address challenges early on and come up with cost saving solutions including salvaging existing ceiling tiles, doors, interior walls, as well as existing utilities to help right size the project to the budget.

To help maximize the schedule, DPR SPW was brought on early to perform selective demolition, which revealed gypcrete substrate requiring significant repair. Discovering this setback early on in the project allowed the team to minimize impact and come up with a solution resulting in no delay to the completion date.

Another challenge to the schedule was the different occupancy types and associated fire safety requirements. DPR worked with the city to come up with the necessary solutions and helped drive the needed decisions by the client to keep the project moving forward. In addition, our superintendent had the schedule down to the hour and implemented selective overtime to help recover any lost time due to permitting delays.
