Block 75 Hyatt Dual-Branded Hotel | Tampa, Florida

The design-build dual-branded Hyatt hotel mixed-use project includes a 17-story, 230-key Hyatt Place hotel, and a 115-room Hyatt House hotel. It will consist of 4,000 sq. ft. of meeting space, 3,200 sq. ft. of ground-floor retail space, a rooftop amenity deck with pool, and a 220-space parking garage. Located in downtown Tampa, adjacent to the mayor’s office, this project will attract new business and leisure visitors to the Tampa Bay area.

Project Scope

In addition to self-performing drywall, elevator lobbies, hard lid ceilings, doors, and specialties, DPR self-performed the installation of prefabricated exterior panels. As a result of prefabricating 600 exterior panels, off-site, DPR was able to quickly dry-in and pare off time from the overall schedule. Not only did the prefabricated panels improve schedule, but DPR ensured the highest quality due to their creation in a controlled environment, rather than in the field.

In addition to the quality achieved with the panels being built in a controlled environment rather than in the field, the self-perform prefabrication efforts sped up the project. Utilizing DPR’s strategic partner Digital Building Components (DBC), the project team installed 516 exterior panels in four months (around ten panels per night.) A four-month installation duration for the entire tower skin sequence was an incredible schedule saver compared to framing the exterior and then field applying EIFS.

The self-perform and prefabrication also had manpower benefits. With the panelized DBC system, the project had a six-person crew for the entire install compared to an average EIFS application which has roughly 50+ workers on the exterior of the building. DPR continues to push the boundaries of innovation while delivering quality work to our customers.
