This second floor tenant improvement has both laboratory and office spaces, in addition to new MEP infrastructure, generator and finishes. The laboratory includes new gown rooms, storage, holding facilities for cages, surgical rooms, necropsy and clean prep rooms for research. The wet lab has modular benches and custom ceiling service panels throughout the space. Even though there were no cGMP requirements, the project was held to the same strict standards.

The project was located in an occupied facility where critical science was being conducted, which posed a key challenge. DPR seamlessly coordinated two building wide shutdowns without any disruption to current tenants and their operation.

Another challenge was long procurement on a tight schedule. To mitigate any issues, DPR ordered the equipment before the permit drawings and leveraged our relationships to receive material on-site sooner. The client was impressed by our team’s flexibility and timely responses to constant changes and requests, in addition to the site cleanliness and tenant coordination.

DPR self-performed the following trades: Demo, drywall, acoustical/ceiling/tile, doors/frames/hardware and specialties.
