The Challenges
Fast-Track Schedule
Faced with a critical inauguration deadline, the DPR team partnered closely with the owner to accelerate the project schedule by six weeks. Midway through construction, significant design revisions emerged, prompting the need for a new, design-assisted roofing solution. Despite the complexity of these changes, DPR swiftly developed and implemented the revised roofing system without impacting the overall timeline. Through proactive coordination, agile problem-solving, and deep technical expertise, the team maintained schedule integrity and successfully delivered all key milestones on time.
Elevator Modernization
A key challenge of the renovation involved the full modernization of 12 elevators, including the vertical extension of three elevator shafts to reach the newly constructed rooftop amenity space. Extending these shafts by two floors required extensive structural reinforcement to support the added height and functionality. DPR’s design-assisted approach ensured seamless integration of the new systems while maintaining safety, performance, and schedule integrity. This modernization enhances vertical connectivity throughout the building and supports a more efficient and accessible tenant experience.
Occupied Spaces
Executing a comprehensive renovation within an occupied building required strategic planning and precise coordination to minimize disruption to daily operations. DPR implemented a phased construction schedule that allowed large-scale demolition and build-out activities to occur simultaneously across multiple levels. To maintain a safe and functional environment for tenants, the team deployed enhanced safety protocols, noise mitigation strategies, and clear communication plans. This approach ensured uninterrupted building use while delivering high-quality results on schedule.

The Solutions
Accelerated Delivery
To meet a critical inauguration deadline, DPR expedited the project timeline by six weeks through fast-tracked scheduling and close collaboration with the owner. When significant design changes emerged mid-project, the team swiftly developed and implemented a delegated-design roofing system to address new requirements without impacting progress. Through proactive problem-solving, agile decision-making, and seamless coordination with all stakeholders, DPR maintained project momentum and successfully delivered on time.
Strategic Reinforcement
To safely support the elevator modernization, DPR implemented targeted structural upgrades using carbon fiber-reinforced polymer (CFRP) and custom-fabricated steel supports. These high-strength, lightweight materials minimized additional load on the existing structure while delivering the durability required for extended elevator shafts. This strategic reinforcement preserved structural integrity and enabled construction to proceed without compromising safety, stability, or schedule. The solution reflects DPR’s expertise in complex renovations and innovative engineering.
Digital Tools
To enhance project oversight and accelerate delivery, DPR leveraged modern technology including a Verkada camera system for real-time progress tracking and remote monitoring. This provided valuable visibility to owners and stakeholders throughout construction. Virtual Design and Construction (VDC) tools—such as laser scanning and 4D modeling—were used to manage existing conditions and accurately plan the project layout. A unique approach integrated 4D models with financial data to forecast cash flow, offering the owner a clear and actionable strategy. DPR’s Field Technology Group (FTG) enabled daily coordination by rapidly scanning and updating models to resolve clashes, expedite design decisions, and maintain the fast-track schedule.

Over 40,000 Self-Perform Man Hours Craftsmanship and Control
DPR’s skilled craft workforce played a pivotal role in delivering quality, consistency, and schedule control across multiple scopes of work. By self-performing trades such as custom millwork, drywall, concrete, and specialty installations, the team ensured seamless coordination and elevated craftsmanship throughout the project. Operating within an occupied facility across several floors, DPR’s self-perform work (SPW) team provided the flexibility and precision needed to maintain efficiency and minimize disruption.
Highlights of DPR’s SPW Contributions Include:
- Sauna Installation: DPR’s SPW specialties and drywall teams led the installation of two eight-person saunas, including insulation, cedar board placement, bench construction, MEP integration, and heater setup.
- Lightweight Topping Slab: The SPW concrete team poured 175 yards of lightweight topping slab on the roof using a phased schedule. Multiple finish types were applied, and winter pours were heated to ensure proper curing.
- Rooftop Event Space Creation: The team sequenced the replacement of 30,000 sq. ft. of roofing and added a concrete topping slab to create a 7,000 sq. ft. interior event space. Detailed planning and coordination enabled efficient material handling and workspace management while maintaining rooftop access.
