DPR's Atlanta office project features 20,000-sq.-ft. of modern Class A office space, equipped with advanced video conferencing and training capabilities, with direct views into 40,000 sq. ft. of warehouse and prefabrication space. Designed with healthy workplace elements in mind, the space blends the functionality of an office setting with the comfort and flexibility people value, creating an environment intended to support focused, collaborative work.
The office features a range of purpose-built features, from focused work areas to living room-style settings that are intended to encourage connection and informal collaboration. Amenities such as a fully equipped fitness room, healthy food and beverage options, a signature DPR wine bar, and an outdoor recreational space, are designed to support the overall wellbeing of our people.
People First Design
DPR’s Atlanta office has achieved WELL™ Silver Certification, reflecting a comprehensive approach to well-being, comfort and performance. Designed to support how people feel and function throughout the day, the space integrates wellness strategies with intentional design features that connect people to each other, their work and their environment.
Healthy workplace features include:
- Advanced air and water filtration systems to support indoor air and water quality
- High color-rendering (high-CRI) lighting intended to reduce eye strain
- 100% sit-stand workstations and access to fitness spaces designed to encourage movement
- A dedicated wellness/mother’s room with thoughtful amenities and adjustable lighting to support privacy and comfort for personal needs
- Healthy food and beverage options, including nutrient-focused offerings sources from local, minority and woman-owned businesses
- Annual occupant surveys and biannual thermal comfort testing to inform occupant comfort strategies
Design-Build Collaboration
The “Project Phoenix” was an ambitious undertaking, creating space to bring DPR's self-perform services and office under one roof, creating a space that supports employee wellness and showcases the organization's values. From the outset, DPR demonstrated a deep understanding of the architectural vision, ensuring that every detail was executed with precision and that the design intent was faithfully realized.

How We Build: Self-Perform Work
DPR is a self‑performing general contractor, with in‑house teams that execute fundamental scopes of work to support schedule, cost, quality and safety objectives. For this project, the team included scope‑specific self‑perform experts and a broad workforce, enabling a consistent approach to service delivery. On this project, DPR self‑performed drywall and framing, concrete, mass timber installation, doors/frames/hardware (DFH), and specialty scopes.
Prefab Assembly Building and Office Design Approach
The project team transformed a 32-foot-tall tilt-up concrete warehouse into a functional, people-centered workplace. To manage the scale of the volume, DPR implemented a “top-down” design strategy, establishing a clear datum line that organizes the space and creates visual balance between light and dark elements.
With exposed ceilings and unpainted MEP systems, coordination and precision were critical. Using design models and integrated layout tools, the team ensured clean alignment and a cohesive aesthetic, turning building systems into an intentional design feature rather than a constraint.
Key features include:
Open Ceilings: Designing within a 32-foot-tall space presented unique challenges. With everything exposed and the decision not to paint the overhead MEP elements, these features naturally became focal points. This made meticulous planning and craftsmanship essential to achieving the desired aesthetic. Precise layout, guided by design models and integrated layout tools, was critical to ensuring a seamless and polished execution.
Outdoor Connectivity: Three glass roll-up doors seamlessly connect the indoor space to the outdoor deck, creating a fluid transition between interior and exterior environments.
Soft Conference Areas: Open, informal spaces equipped with comfortable seating and conferencing technology support casual collaboration.
Collision Zones: Amenities were intentionally placed to foster interaction and collaboration among different work groups.
Living Room: Seating for 12 with conferencing technology and a gas fireplace, offering a warm and inviting atmosphere.
