DPR Construction relocated to Waltham to expand operations and meet the growing market demand. The office, located in Bay Colony, overlooking the Cambridge reservoir, transformed an existing traditional office space into a modern, high-performing workplace. The space has achieved WELL™ Gold Certification, joining the growing list of WELL™-certified DPR offices and contributing to our collective goal of enhancing health and well-being across all our workplaces.
About the Facility
The transformative tenant improvement features an open office concept with a variety of huddle rooms ranging in size, each with full-height, glass fronts to maximize light and visibility. The space also includes an employee kitchen, café and a spacious social gathering area, including a signature DPR wine bar. The largest conference room, used for trainings and meetings, includes an operable partition extending along one side of the room allowing for additional flex space when hosting events. The kitchen space required MEP coordination for all the appliances, underslab plumbing requirements, and the customized light fixtures overhead.
An outdoor space was a key priority for the DPR team when designing the space. An expanded patio and pergola create a functional extension of the workplace, supporting both work and social activities. An operable glass partition connects the interior to the outdoor space, enabling a seamless indoor-outdoor experience during the warmer months.
All construction activities took place in an occupied building, requiring careful coordination to plan for off-hours access, system shutdowns and deliveries within limited loading dock availability. Installation of the exterior pergola required precise logistics planning, including crane placement and the use of a spider crane to set individual members in a constrained site.

DPR’s Boston office has achieved WELL™ Gold Certification, reflecting a comprehensive approach to well-being, comfort and performance. Designed to support how people feel and function throughout the day, the space integrates strategies that encourage movement and support overall comfort and well-being.

- Access to daylight, views of the reservoir and integrated shading strategies that support visual comfort and productivity

Self-Perform Work
To execute the project, DPR self-performed several scopes of work, including the drywall, installation of the FALK BUILT system, doors/frames/hardware (DFH) and finish carpentry. The team also completed concrete floor infills and foundations for the exterior pergola.
To drive efficiency and precision, DPR’s Field Technology Group (FTG) used a Dusty Robot to streamline layout and laser scanning to capture and align existing conditions with design documents.
