Design-Build Campus Expansion to Accelerate R&D and Manufacturing

Through a collaborative design-build process, the Biologics Development Center was designed and built using a lean approach, resulting in a four-story, 212,000-sq.-ft. research and development facility. The facility accommodated the relocation of existing laboratory and office space from other campuses across New Jersey. The new building houses various open biologics and analytical BSL-2 labs, a mechanical penthouse, pilot plant with a cGMP suite, and cleanrooms featuring a walkable ceiling, all of which advance the customer’s pipeline of products.

Reaching Major Achievements

As part of the comprehensive master plan to consolidate and revitalize their global headquarters, the customer sought out an experienced team to support their two main drivers for a successful R&D facility—collaboration and connectivity—while also delivering an environmentally friendly building and workspace.

The 24-month lean, design-build project reached major achievements including:

  • 55% Off-site prefabrication (encompassing 60% of the project’s overall manhours)
  • 43% Diverse trade partner spend (surpassing the 40% goal)
  • 10% Under the original budget
  • 98% Recycling of construction waste onsite
  • Completed one week ahead of schedule
  • Designed for LEED Gold and WELL Gold certifications
