Transforming Santa Clara Offices into Modern Medical Facilities
Sutter Health Ambulatory Surgery Center | Santa Clara, California
Located in an underserved area of Santa Clara, this tenant improvement project is a transformation of two 1980s-era light-structure office buildings to state-of-the-art medical facilities. The first upgrades, currently underway, consist of a two-story 103,000-sq.-ft. structure that will house imaging, adult and pediatric urgent care facilities, and adult and pediatric primary care clinics (Building 1). Building 2 is a three-story 140,000-sq.-ft. building that will house the Ambulatory Surgery Center (ASC) with sterile processing and specialty clinics on the two upper floors.
Building at the Speed of Trust
Having the right team in place from the start is critical to the project’s success. Sutter, a pioneer in Integrated Project Delivery Integrated Form of Agreement (IPD-IFOA) contracts, assembled a high-caliber team to work together to overcome challenges and meet schedule requirements to ensure efficient project delivery. Along with DPR, Sutter selected HGA Architects, Beuhler Engineering, Southland Industries, Sprig Electric and HBS for their experience, technical expertise and collaborative mindset in bringing this project to life.
This integrated team, of which Sutter is a key member, has worked closely together from the beginning. Its colocation in a unified space has streamlined decision-making and enhanced opportunities for innovation.
Building 1 of this project was completed and opened in Fall 2025. Building 2 looks forward to welcoming its first patient in early 2027.
Engineering Solutions Behind the Schedule Gains
To meet the demands of advanced care inside existing office buildings, DPR’s in‑house structural engineers at GPLA solved a critical challenge: the original roof wasn’t designed for modern clinical MEP loads. Instead of retrofitting the roof, GPLA designed a top‑down support system—prefabricated multi‑trade racks tied into interior cold‑formed steel framing—so equipment loads are carried to the floor. This reduced overhead congestion and created cleaner pathways above ceilings, helping the team deliver patient‑ready spaces faster and more safely.
