Complex Occupied Environment

The entirety of this complex project was completed with existing office tenants occupying and maintaining their normal business operations on the second and third levels of the building. It was increasingly important for both the DPR team and the client to develop a strong safety culture alongside one another.

About The Project

This project was the development of a facility intended for pilot manufacturing of Active Pharmaceutical Ingredients (API) to manufacture materials supporting ongoing development projects. Construction consisted of retrofitting the main level of a three-story office building into a pilot-scale pharmaceutical manufacturing space, which included the addition of H3-rated interior spaces, packaging, gowning, cold rooms, chemical storage, shipping and receiving, and R&D lab space.

Turning this ordinary office space into pharmaceutical manufacturing space required a complete overhaul and upgrade of the building’s steel structure to support the addition of mechanical rooftop equipment and process utilities feeding the 17 fume hoods and process equipment required for facility operation. With such limited available space, from the finish floor to the bottom of the deck, many of the support systems needed to be routed below grade, which required a complete concrete slab replacement for the entire footprint of the main level.

Successes in Self-Perform

DPR successfully completed this project without a DPR recordable injury while self-performing concrete, earthworks, rough carpentry, and doors, frames and hardware (DFH).

From the start, our team developed a robust safety program which included implementing a hazard recognition program, daily stretch and flex, plan-of-the-day meetings and daily pre-task planning.

Aligning to the End-User

As the end-users began understanding how their work would evolve in the space the project team was developing, the design was modified to accommodate their needs. The project team leveraged their experience on complex life science and advanced manufacturing projects to limit the impacts of design development through construction while maintaining DPR's standards for quality.

The project team achieved this by leading design coordination meetings to provide solutions that would maintain schedule, budget and owner functional needs as they began to operate in the space. Ultimately, the team's flexibility and Ever Forward approach guided the project to successful delivery.
