Phase I of the project involved 165 acres of sitework development including a 475,000-sq.-ft. open-air upscale outlet center with food court, fountain and play areas and the construction of an expansion of the TXDOT feeder road and country roads, and added a new on/off ramp to the adjacent highway.

For phase II a 125,000-sq.-ft. open upscale outlet center including storefront entrances, adjoining decorative hardscape promenades, and canopy structures across the building covering walkways was added.
