Spread across three buildings, DPR Construction completed the build-out of cutting-edge research labs, sophisticated office spaces and various amenities for this confidential life sciences client.
About the Project
DPR Construction worked closely with a confidential life sciences client to build out a three-building campus consisting of research labs, office space, café and amenities. The site is a premier, state-of-the-art, Class A life sciences campus totaling 407,369-sq-ft. Two of the buildings were fully built out, but existing labs were fully demolished and replaced with new labs to suit. The third building was an existing unoccupied cold shell that was built out for office space with minor ADA and other sitework activities. Specialty spaces include a 3-story central atrium, flexible lab space, open offices and amenities such as a barista area, library, gym and Lego wall.

Collaboration & Colocation
The “Big Room” was employed to co-locate key owner, construction manager, architect and contractor stakeholders, along with their teams and key trade partners. This allowed stakeholder decision makers to remain heavily engaged and participate in 15-minute daily huddles, or calls, to remove major roadblocks and make key decisions as soon as possible, ensuring the team was operating efficiently. Potential design changes were reviewed and evaluated for go/no-go decisions so that the project team was not taken off course. This level of engagement led to high quality construction, GMP savings and speedy delivery of the buildings.
Speed-to-Market
Schedule was of the utmost importance to the client. DPR and the client expedited permit reviews and received approval on the accelerated schedule. With early engagement of the client, the team negotiated the key subconsultants ahead of schedule and were able to start construction. Critical life safety aspects were advanced to allow for commissioning to continue after move-in.
Building on an aggressive schedule, the team operated in an organized and efficient flow without trade stacking. This was in large part due to the “Big Room,” which quickly removed constraints along the way. The DPR self-perform group (demo, drywall, DFH, acoustical ceilings) participation in this environment encouraged the other trade partners to get engaged. DPR delivered the project two weeks ahead of schedule and under budget.
