Highly Technical TI Elevates Cancer Care

DPR completed a first-floor TI to house a new, state-of-the-art cancer center at the Koll Center in Newport Beach. In addition to radiation oncology spaces, the clinic features 12,000+ sq. ft. of exam and therapy rooms, nursing workspaces, staff offices, and a waiting area, complete with high-end finishes and natural lighting. Patients will recieve advanced cancer care including biology-guided treatment that combines PET imaging with radiotherapy.

Project Details

Transforming the suite's occupancy type from office to full-fledged cancer center involved major demolition, structural, and interiors work. The project team coordinated proactively with the developer and end-user, as well as the design team and vendors, to streamline phasing and equipment installation. Also, DPR self-performed several key trades such as demolition, concrete, drywall, ACT, and specialties. This gave us greater control over safety and quality, and helped the project to keep its schedule despite a tight labor market.

Challenges and Solutions

Quality Control for High-End Finishes

Self-performing framing and drywall allowed DPR to control project outcomes for interiors. This included installing InsulQuilts acoustic barriers in all offices and exam rooms. DPR taping and finishing crews met high standards for quality, with clean finishes and sight lines for all areas of a cancer center designed to serve elevated clientele.

Structural Upgrades for New Occupancy

Radiation oncology equipment and shielding blocks (exceeding 1 million lbs. total) required major structural upgrades below the first-floor slab on grade. DPR Self-Perform Deconstruction saw-cut the slab, and DPR Concrete rebuilt the foundations down to 8 ft to handle the new structural load, setting 100+ anchor bolts without any rework.

Vendor Coordination and Management

DPR worked closely with vendors to meet exact structural, MEPF, and installation needs, including for the Varian TrueBeam linac and RefleXion SCINTIX biology-guided radiotherapy machine. Using these cutting-edge technologies, clinical staff will provide targeted treatment for complex cancers in sensitive areas, leading to faster recovery with less side effects.
