The 5th Avenue Monrovia Research Center is a 140,000-sq.-ft. project with a two-story existing building approximately 70,000 sq. ft. per floor. The first floor is currently designed as warehouse space. The second floor contains offices.
The project included installation of dry labs, a freezer farm, office space and the demolition of existing warehouse spaces on the first floor. The first floor also included construction of a 50,000-sq.-ft. lab for wet bench research along with a 20,000-sq.-ft. comparative medicine facility. A central utility build-out consisted of six air handler units and two chillers.
The scope of work on the second floor included 10,000 sq. ft. of cosmetic upgrades and modifications to improve energy efficiency. The project included new mechanical systems for laboratories, new emergency power system and lab gasses. A 1.5 mega-watt emergency generator was built on-site, and both drywall and concrete were self-performed.
