For this zero-lot line project in a high-density historic community, we managed construction by reaching out to neighbors and businesses to respond to any concerns and establish relationships.
About The Project
This Class-A multi-tenant office features 76,000 sq. ft. of office space, 12,000 sq. ft. of ground-floor retail, and 33,000 sq. ft. for a world-class fitness club located on the first three floors. The site also includes two levels of underground parking and outdoor amenity spaces on several floors. Construction started in May 2020 and completed in August 2021.
Ingenuity in Action
In addition to the technical challenges of working 30 feet below grade and 6 levels above, the team placed their primary focus on being a good neighbor, proactively meeting with stakeholders, and addressing the needs of this closely intertwined community.
The parking garage portion of the project had a strong focus on coordination with the different trades on site. Automatic car stackers were a unique aspect of the garage and allowed the project to avoid going a floor deeper. Ground striping and concrete sealing had to be completed prior to the installation of the car stackers, requiring detailed planning among the different subcontractors on site.
Despite the challenges of COVID-19 and completing the cast-in-place structure in the heart of winter, the project remained on schedule with the help and partnership of our trade partners.
