James Zocco has always loved building, but it was the opportunity to learn the business side of construction— all aspects of running a business from getting work to staffing and P&L—that drew him to Self-Perform. As DPR’s Northeast Self-Perform Work (SPW) Leader, James leads a growing team of craft professionals, administrative staff, and prefab operations focused on delivering safe, high-quality results while expanding DPR’s Self-Perform business across the region.

James developed an early love for construction by assisting a General Contractor (GC) who renovated his family’s home when he was a child. After originally considering engineering in college, he shifted to the Building Construction program to gain a more holistic approach to building, combining business and engineering aspects with hands-on construction. Now, leading the Self-Perform team offers an even larger opportunity to deepen his understanding of running a business within the business.

Recognized for his approachable leadership, James emphasizes clear expectations, equips teams with the necessary resources, and fosters growth through trust and experience. Yet, he stays close by, ready to provide support and guidance when needed.

James has worked on many projects in advanced technology, life sciences, and other markets, including the Polykon Manufacturing Facility and Quality Technology Services (QTS) Data Centers.

Outside of work, James enjoys hunting, fishing, and spending time outdoors with his family. He is also passionate about supporting workforce development as a founding board member for the Northern Virginia Construction Careers Coalition (NV3C), a group dedicated to expanding education and career pathways in the construction trades.

Favorite DPR Core Value: If I had to pick one, it’s Ever Forward. I love that we never accept the status quo and always push to be better.
First Job: My first job was working as a farm hand on a horse farm. I loved (almost all of) the work and being outside. After that, I worked for a small, local residential GC, which I also absolutely loved.
Your Hero: My dad
Word to the Wise (Advice): Growing up, my dad frequently told me to “Just do it. Take the risk.” While I didn’t always do this, I look back on times when I did take big swings, “just doing it,” and they have all paid off in one way or another, helping to shape me into the person I am today.
