DPR completed this three-story medical office building project, located on the existing Memorial Regional Medical Center campus. In addition to core-and-shell work, DPR executed a tenant improvement that included exam rooms, procedure rooms, two x-ray rooms and administrative offices.

The DPR team faced multiple challenges in construction, including the location of an existing 300-foot cell tower in the building pad. Per county requirements, this tower could not be taken down until a new 200-foot cell tower was built and activated. As a result, the DPR team met with all stakeholders and affected subcontractors to collaborate on a revised schedule.

The team used Lean techniques to re-sequence the work, beginning with site work, underground activities, and structural steel prior to the removal of the communication tower. When the tower was eventually removed, 85% of the structural steel had been erected, and framing and sheathing had started on three of the four elevations. Once the tower was fully removed, the south elevation was erected in just 10 calendar days.
