During the mid-1990s the “Channelside District” of Tampa was an industrial area filled with warehouses and ship repair facilities. The district has now emerged as the place to live for young Tampa professionals and the Grand Central at Kennedy is the center piece for this redevelopment. Created as a place to live, work and play, Grand Central at Kennedy consists of 14-story and 12-story mixed-use buildings with residential and retail space. Retail shops and community art facilities are at street level, topped by office space, residential units and a parking garage.

Keeping with the Channelside art vibe, the project has space for a live public theater company and a gallery for local artists to display their work. Retail access is direct to the streetscape, making it accessible for pedestrians and visible to passing traffic. A large fitness center anchors the major corner at Kennedy Boulevard and Meridian Street, and has become an all day and evening activity center and community gathering spot.

On top of the parking garage, the ninth floor features a roof garden. It also acts as the building’s amenities deck with dynamic views of the Port of Tampa, the Channel District and Downtown Tampa. The amenities deck includes a large pool area, an entertainment clubhouse, and a Jacuzzi. The pool area has a row of private cabanas available for residents’ use along with a large lawn area and a dog walk path around the deck.
