DPR Construction, Inc., a forward-thinking commercial building contractor and construction manager specializing in technically challenging projects, recently broke ground on Los Arcos Apartments, a new two-story, 64,000-sq.-ft. affordable senior-housing project. Developed by Los Arcos Limited Partnership and owned by Retirement Housing Foundation (RHF), the new affordable senior citizen community, located in the City of Poway at 12740 Gateway Park Road, will include 84 units with three different floor plans.

Financed with tax-exempt bonds placed with U.S. Bank as the lender and Lend Lease Real Estate Investments, Inc. as the tax credit investor, Los Arcos Apartments’ gap financing is being provided by the City of Poway Redevelopment Agency and San Diego County.

Strategically centered in a mature well-established neighborhood with a wide variety of services, Los Arcos Apartments will be an adobe-colored, two-story, Spanish architectural style community constructed around two nicely landscaped open-air courtyards. In addition to building the two-story, wood-framed structure, DPR will be building a retaining wall to separate the site from existing structures and will incorporate design features that would allow future flexibility for potential conversion to an assisted-living facility. When completed, the center will also include such amenities as community rooms for resident recreational activities, computer rooms, and laundry rooms.

In addition to DPR and RHF, the project team includes Intellisyn as the project manager, Irwin-Pancake Architects and Favreau Engineering. The project is scheduled for completion in November 2003.
